Thank you for your interest in:

493 Lincoln Pl, Orange, NJ 07050

Thank you for your interest in renting the property I have listed.

You have received this link because you have shown interest in renting this property from one of the many real estate sites out there (i.e. Zillow, Realtor, Zumper, ApartmentList, PadMapper, etc)

First things first... I am a REALTOR, and this apartment is my listing. This means I work for the landlord. I can also work for you and try to get you this apartment, as long as you both agree. (If you decide NOT to work with a REALTOR, please click here for how to avoid scams when trying to find a rental. I know many people don't want to pay a REALTOR fee, but a REALTOR can help you from getting scammed, and save you time and headaches.)

In case you forgot which listing I am referring to, click here to view the listing.

As noted above, I am a REALTOR, and since I like to be upfront and keep full disclosure, there are fees involved if you would like to rent this place. There are however NO application fees. If you are currently working with a REALTOR, please contact them about this listing, and they should be able to show it to you. If you aren't working with a REALTOR, I can certainly be your REALTOR, and either help you put in an application for this place, or if this place doesn't work for you, I can help you find one that does.

If you aren't working with a REALTOR, please fill out my Google form, so I can put you in my database and help you find a place if this one doesn't work for you. My Google form can be found here.

Let's get right to the fees involved, since I know that is probably most important to you.

First of all, there is NO application fee.

What will you need when submitting your application?

The landlord is requesting:

1) One month of proof of income (i.e. paystubs, aid, retirement, business income, or any legal source of income, etc)

2) A credit report. You can get your FREE credit report here.

3) Your credit score. You can get your Free credit score here.

4) Bank statement(s) showing you have the amount needed to sign the lease.

5) An NTN (National Tenant Network) report. This is a background and credit check. This report costs $40.00 (or so) and that payment goes directly to the entity doing the report, not the Realtor or landlord.

How much do I need in order to sign the lease?

For this particular unit, let's breakdown what you would need (if your application gets approved) at lease signing.

1 Month Security deposit = $1500.00

1st Months rent = $1500.00

1 Month REALTOR fee = $1500.00

Then each month you will pay $1500.00 per month, plus utilities, which are NOT included in the lease.

A total of $4500.00 will be needed at lease signing.

Please, also make sure you have money for any moving expenses and furniture if you might also need that.

If you want to continue with this property, here is my Google form, once again, that you can fill out, so I have your information to schedule an appointment, and put you in my database so I can seach for other properties for you in case this one doesn't work out.

I know many people don't want to pay a REALTOR fee, and I get it, so if you decide not to use the help of a real estate agent, please see my article on how to avoid scams while trying to find a rental property. You can find that article here.

Any questions, feel free to reach out to me.
